New build house.......... !

In November/December 2006 time I started the procedure of buying a new house which was estimated at Feb/March as completetion. This was ok for me as parents selling up and the times match when i need to get out.

I have a mortgage etc... and the exchange of contracts have happened yesterday and when i called for a better completion date like they told me to do, they now say May/June even though the brick work has just started ???

Does this sound right? 6 months to build ?

If the brickwork has just started it will be June before you get in easily.
If you want network wiring through the house try and get the opportunity to put it in before the walls go up ;)

If its a mass build then 6 months is quite a long time. They can throw houses up in weeks nowdays using pre-fab internal (plasterboard) modules and pre-fabbed roofs.

If the ground is laid a prefab house can be up in one day.

They tend to use concrete foundations and once they start the build they go up at a rate. The limit is the speed of the cement drying some go up at more than a foot per day. The outer of a modern brick built can be up in a month and another couple to finish it off.

As bear says prefabs can go up in a day providing the foundations are finished. Wood built houses can take a little longer.

Tis a bit different over in the UK - what nimrod meant by pre-fab was things such as the roof & the plaster work to be used internally - the construction firm will still need a load of polish builders to come and do the brick work etc...


though I do think the scandinavian way of having almost "ikea" type wooden houses that can be put up in a matter of days is pretty cool + its good for the environment.

On a tangent, a friends dad runs a company here in the UK that *build* houses made from Polystyrene ! I first thought it was bonkers but given house prices its not a bad idea if you can find the land to build on !

House prices are mostly expensive due to land costs.

true enough and finding land (in the south) with building permission is pretty much impossible too :(

Timberframe/Prefab.

Just because they can throw it up in a day, doesnt mean they will. Its usually done in stages & not 1 at a time, but maybe 10 or 20 at a time. Whats the point in putting a house up today & roof on tomorrow & doing the plastering on Sunday & start again monday, while they can put 3x houses up today, saturday & sunday. Do the roofs Mon, Tue & Wed & the plastering Thur, Fri, Sat.


If the house & plot has already been decided, then keep an eye on it (im sure  you would have some rights to this) - Otherwise it may just get thrown up to meet deadlines & demand. - I know of some horror stories re new builds. Including using high Ratio Sand to Cement & you can just scrape away the cement betweens the bricks with a nail. Uneven footings, etc. - Theres a lot of cowboys around these days.

Im just about finished doing cable runs in my renovation house.
Ive gone through 1km of Cat5 Cable & about 400meters of Shielded Coaxial.
Theres 4 Ethernet Ports to every room except the Living room & cinema room. They have 16 between them (6 & 10).  You may think its Overkill. but its not.
1x = VOIP. 2x PC/Spare. 3&4x HDTV through Cat 5 (yes it can be done - but it takes 2 runs) - Cinema rooms needs the extra for Xbox, Wii, Dreambox & DBox.

Dedicated Cisco Switch for VOIP & Dedicated Nortel gigaswitch for PCs. The TV stuff is pretty much propietry stuff that uses Baluns (but not standard ones)

If a house is built at this time of year it will take quite some time to dry out, and then final decorative finishes applied wiring, heating etc. Just because you can stick up plasterboard prefab bits in a few days doesnt mean the whole job wont take months.
Take heart from the fact that if it takes that long itll be done properly. A house that is rushed from a wet shell to completion will shrink and crack like nobodys business.
Its a lot easier to get wires in behind plaster board before final finish than once youre in, so take eggs advice and do it. You wont be able to watch video streamed over wireless.

Thats the people who are bringing out HiDef run over 2x CAT5 cabling. (out within the next 6months they hope - but no harm in running cables ready :D)

Theres another company who are doing Hidef over CAT5 already.. but they are supposed to have some issues with quality.

Like eggt say, use wire.

If you get to a situation where a few houses around you also have wireless then there can be conflicts and performance can be terrible.
