Sellers don't pay stamp duty.
You may liable for Capital Gains Tax if the house was inherited... and someone knew.
house moving fees
ending any utility contracts early (mate got stung by Virgin Media - no Virgin in his new house & had to pay up).
moving phone line/utilities
DIY/decorating
Valuation fees - I would get the house valued before listing - see if there is any cheap work you can do add thousands to the value.
A fresh bathroom suite in white can make the world of difference to something that is lime green or peach or whatever other colour was the fashion in the 70s to 90s
Same as facelift to any kitchen doors.
If the kitchen doors & worktop are a mess + the bathroom, any prospective buyer will look at that as money needed to fix.

If its done up so its passable, it may get overlooked as the buyer may think it needs doing, but not straight away.

So no Stamp Duty
No House moving costs as i'm selling everything and renting for a few months!
No utilities as i have had them all for 15 years plus

Is Capital Gains the same as Inheritance Tax, it kicks in at £320k?

I've done all the tidying up and decorating myself, it all looks proper tidy now. The gent came in today and took all the pictures so i'm all set, it should be on the market in 2 days!

you'll be exempt from capital gains tax because it's your main home and you've lived there so long  :-)
